WHY did we create this company? We have worked in real estate since 2004. Homeowners would come to me all the time and say: “I’m so frustrated! Real Estate Agents keep telling me I need to fix all these things in my home or clean it out to sell it!” These homeowners didn’t have the time or the money to pour into their house. They wanted a quick, easy solution to selling. As our company grew we came across even MORE homeowners in situations that real estate agents were not a solution for. Home owners that needed cash BEFORE they moved, homeowners that needed to move quickly… the list goes on! We created this company to provide a solution for homeowners that do not fit in the box of listing their home on the market. We solve unique problems when we buy houses in Berks County. My name is April and believe it or not, I didn’t always work in real estate, I previously worked in healthcare which is why I naturally love helping people locally! My husband, son, and furry doberman dog friend and I live in West Lawn. Over the past 15 years we have helped hundreds of homeowners in Berks. We renovate houses and also buy rental properties. When I started my company my goal was to provide sellers with a one-stop shop for selling their home.

My name is Modesta! And I am a lifelong resident of Reading, PA where I currently reside with my husband and daughters. I attended Kutztown University and have my Master’s degree from Alvernia College. I worked as an Internal Consultant for the Continuous Improvement Department at Carpenter Technology for over 5 years. My natural ability to problem solve led me to my current passion of helping distressed sellers with options to sell their home and provide a solution. I enjoy meeting homeowners and getting to the root of the problem to figure out how I can best serve them. I love educating home owners on their options for selling and walking them through the process from the time we view the home until the time they re-sell so that they feel comfortable and the process is stress-free! I am passionate about providing clean, affordable housing for residents of Berks and take pride in our renovation work and our rentals. Aside from helping homeowners in Berks, I also currently own L&S Equity which is my real estate company that holds rental properties and also provides consultation and education to other local landlords.
Justin is our project manager! He does all of our property inspections. Sellers will often meet him when he comes out to take pictures of a property. Justin knows his way around a house like no other and has an amazing gift for being able to visualize the potential a project has. Justin will come out, take pictures of the home and fill out an inspection report. This is an informal inspection. It helps us to understand what work will have to be done to the property to update it. When we renovate a home, Justin oversees and coordinates all of our contractors. He picks out all of our paint colors, designs and layouts for all of our projects. He has a great eye for things that oftentimes save us money which means we can pay the seller more for a property. For example, in some instances I feel the kitchen has to be completely replaced, but Justin will say: I think we can salvage those cabinets and paint them. 🙂 This saves us an enormous amount of money that we can then give to the seller by paying more for the property! Justin brings all the pictures back to Modesta & I and we review them with our contractor so that we can come up with a fair cash offer.
Meet Lorena! Lorena is also a lifelong resident of Berks County. Lorena owns Cozy Corner Transactions. Her company helps real estate investors and realtors coordinate a smooth transaction with homeowners and the title company. When we purchase a home, the whole transaction is processed with a title company. They file all the paperwork to make the transfer of the home complete! Lorena works with the title company to schedule the time and date of closing for all of our homeowners we work with. She also helps homeowners understand what paperwork they need to bring to closing and helps assist them with getting this in order. She helps to transfer over utilities as well. Lorena does everything she can to make the closing process as easy and as smooth as possible for our homeowners. The second you speak with her you will understand why she is PERFECT for this role! Lorena has such a calm energy about her and is super sweet to work with. We are blessed to have her on our team!
Meet Amy! Amy & her family live in the beautiful mountains of Shenandoah Valley. Prior to joining our team, Amy worked for many years in healthcare. She has over 30 years of experience working with seniors in both long term care and short term rehab settings. She began her healthcare career as young as 12 years old when she was volunteering at a local nursing home. This is when her passion for helping people and caring for others began! Amy & her husband have 3 children, 2 grandchildren.. and some furry kids too! Amy’s favorite part of her role with our team is that she is able to still be of service to folks by helping them find solutions that work for them when it comes to selling their homes.
